- Cracked shingles, especially on south-facing slopes. Thermal cycling is brutal here. A roof can swing 60 degrees between night and day. Shingles crack at stress points, and once water gets through the crack, it sits on the underlayment and rots it slowly.
- Water stains on ceilings or along exterior walls after rain. This is the one people actually notice. By the time a stain appears inside, the shingle above it has usually been compromised for weeks or months. Repairing just the stained ceiling without fixing the roof above is a wasted expense.
- Shingle tabs in the yard or clogging the gutter after wind. When the sealant strip loses its grip, the tab becomes a sail. We’ve found GAF tabs two houses down from the roof they blew off of. If you’re picking up shingles, the strip on the back will look dusty and dried out.
